George W Ayling began his real estate career in 1973 with K & L Real Estate in Springfield, IL. He was promoted to a management position at the Chatham branch office in 1975. George attained sales recognition in 1976 as one the youngest million-dollar salespeople in the State of Illinois. He became Vice President of Sales for the company by 1978, The company had grown to 10 offices and 150 salespeople. K & L Real Estate had become the 3rd largest real estate company south of the Chicago suburbs. One out of every three sales in the 3-county area were either listed or sold by K & L Real Estate. In 1974, George attended a sales/motivation school in Chicago called ‘The Leadership Technique’ (better known as ‘Tiger School’). His success inspired him to become a ‘Tiger School’ instructor in 1975. George traveled around the country teaching the sales techniques, closing skills, and motivation needed to become a successful salesperson.

In 1980, George moved to Chicago to continue his work with ‘Tiger School’ and started selling real estate in the suburban areas of Chicago. In 1986, he became the Sales Manager for Century 21 Harthside in Tinley Park.

In 1993, George moved his sales team to Century 21 Dabbs in Orland Park to participate in their innovative Mega-Broker program. This program was instrumental in the development of the team concept in real estate sales. By 1998, his Mega-Broker team had become one of the top teams in the nation. The team was producing listing and sales numbers that outperformed 1/3 of the Century 21 offices in Illinois.

In 1996, George noticed a critical market trend. Houses were selling faster, and sellers looking to save money by not using a real estate agent’s. Sellers were marketing their homes themselves, with considerable success. While developing this system he learned that sellers wanted the ability to be able to put their property in the MLS , and offer a commission to real estate agents if they brought in a buyer. Sellers wanted be able to select what services real estate professionals offered, but not everything. George learned that these sellers were willing to pay for those services they needed. He developed an ‘a la carte’ menu of services. In 2000, George started promoting his industry-changing system by opening his own aptly named company, Select A Fee Real Estate System. This was to be the first ‘fee-for-service’ company in Chicagoland, where a seller could choose and pay for only the real estate services they needed. Sellers would be able to save thousands of dollars in commissions. During the first 3 years of business, Select A Fee Real Estate System was doing over 350 transactions per year with an incredible 96% selling ratio. As an example of the savings, say the selling price was $275,000. Instead of the seller paying a 6% commission at closing, they could choose to pay a flat fee of $995 to have their listing in the MLS. The seller would only pay an additional 2.5% to 3% at closing to the selling broker. This could amount to a savings of $6,568 in this example! With this revolutionary system, the seller sells their property themselves, they wouldn’t have to pay any commission at all. Select A Fee Real Estate System is celebrating over 23+ years in business, and has successfully closed over 5000 transactions, saving sellers in excess of $17 million in commissions. George has always held himself and his company to a higher professional industry standard. Select A Fee Real Estate System is a proud member of the Better Business Bureau in excess of 15+years and consistently maintained an A+ rating.

CHARITY

George learned early in life that it’s important to give back to your community. He worked with the Springfield Noon Lions Club through 1980.

After moving to Chicago and becoming affiliated with Century 21, he dedicated extensive time working with the Easter Seals Organization of Chicagoland. George earned top awards for his fund-raising efforts, including volunteering for charitable telecasts on WGN TV in the late 80’s and early 90’s. George became Easter Seals Chairman to all of the Century 21 offices in the Chicagoland area in 1996 and 1997, maintaining Century 21’s commitment to those less fortunate.

After opening his Select A Fee Real Estate Systems office, he made the commitment to work with ‘Toys for Tots’ of Chicagoland. George collects toy donations at his office and participates in the annual ‘Toys for Tots’  motorcycle parade dressed as Santa Claus. This beloved event helps the U.S. Marines provide Christmas toys to less-fortunate children in the Chicagoland area.
